Successful strategic land promotion in Warwick

The site was granted its initial Outline Planning Permission in 2014, but a further application was needed to ensure the site was developable with a further Outline Planning Permission granted in 2015.

Due to the size and complexity of the site, Catesby Estates were appointed to deal with the Reserved Matters Application, deliver the site infrastructure, the dualling of Europa Way and the public open space works which were required to bring forward residential development on the site.

Reserved Matters Granted For New Housing Development in Warwick

Reserved Matters was granted in 2017 for the site-wide infrastructure and public open space works.  Work started in early 2018 and finished late summer 2020.

Housebuilders Now On Site At Catesby's Myton Green Land Site

Housebuilders started on site early 2019 with first residents taking occupation in the autumn.  There are currently circa 45 plots sold, and by the end of 2020, 80 homes are expected to be occupied. 

First onsite was Avant Homes (13.4 acres/up to 200 new homes), followed by Miller Homes (8.7 acres/up to 134 new homes) and then Bovis Homes (8.9 acres/up to 135 new homes).  The final land parcel was sold to Redrow in February 2020 (17.6 acres/up to 266 new homes).

Extensive Public Open Space Opens at Myton Green New Housing Development In Warwick

Myton Green Park was adopted by Warwick District Council in December 2020. This extensive public open space and green infrastructure consists of six equipped play areas including a multi-use games pitch with five-aside football and basketball court, a 4,500 metre network of new footpaths and cycleways along with the planting of more than 250 specimen trees.

This development would not have been possible without the ownership of two of Warwick’s oldest charities who have been working on the delivery of this site since 1992. 

Michael Peachey from The King Henry VIII Endowed Trust said “We have been committed from the outset to providing first class public open space on this site.  The Covid pandemic has shown how the benefits of fresh air, open leisure space and quality play equipment is essential to health and wellbeing.”

“We are pleased after a long journey and having worked closely with Warwick District Council that local residents are now able to access this space following its adoption, and that existing and future residents will have enjoyment from these areas for many years to come.”

Due to the size and complexity of the site, local specialist land promotion company Catesby Estates was appointed to deal with the Reserved Matters Application, and  subsequent serviced land parcel sales to Avant, Miller, Bovis and Redrow Homes.  They were also responsible for delivering the public open space works and site infrastructure including the creation of a new tree-lined community spine road which will eventually link Europa Way with Gallows Hill.
