The site lies within the administrative area of Central Bedfordshire Council and was referred to as land allocation HAS44 in the emerging Local Plan, and lies on the southern edge of Shefford, east of where Ivel Road meets with the A507.
The site is bordered by new development (at Tillers Close and Planters Close) which is located along the northern boundary, young tree planting and farmland to the east, the A507 to the south and Ivel Road to the west, with a Tesco Esso Express situated opposite.
Outline plans have been submitted for the construction of up to 100 new homes on 12.7 acres of land east of Ivel Road, Shefford.

We held a public consultation event earlier this year and used the feedback from local residents to shape our final plans. This included reducing the maximum number of homes to no more than 100, no vehicle access off Harvest Rise and the retention of the existing hedgerow which will be supplemented with additional landscaping, increasing the landscape buffer for the neighbouring homes.”
“The need for additional new homes in the area is well recognised by the local community, and with the inclusion of 35% affordable housing we will be giving those looking to take their first steps on the housing ladder a welcome boost.”

Following extensive pre-application discussions, Planning Committee members voted to support Officer’s recommendation to approve the application on the site, which forms an emerging allocation in the submission version of the Local Plan.
