Planning Background For New Homes and Community Facilities At Waters Lane, Middleton Cheney

South Northamptonshire District Council is nearing conclusion of its Part 2 Local Plan which sets the local development management policies for the area. As it does not contain any housing allocations and will not therefore plug the gap whilst the Part 1 Local Plan review is being progressed.  

Middleton Cheney is identified as a Primary Service Village in the Part 2 Plan, reflecting its status as the most sustainable location beyond the two market towns of Towcester and Brackley.   To meet and maintain the Council’s 5-year housing supply from December 2019 onwards, additional homes are required. 

Middleton Cheney Parish Council is preparing its Neighbourhood Plan and it has indicated land may need to be allocated for housing to meet identified local needs of between 73 and 150 homes to 2029.  It is understood that greenfield sites will need to be identified to deliver additional housing for the village.

Waters Lane represents a unique opportunity to create a high quality and sustainable new housing development for Middleton Cheney.

The development will cater for the whole community, from first time buyers looking for affordable housing, families looking for a place to grow, and homes for those looking to enjoy their retirement. 

The housing mix will incorporate a mix of homes including smaller 2 bed properties with 50% affordable homes provided for those struggling to get on the housing ladder, along with 5% bungalows for those looking to downsize.

We are inviting local residents close to the site to submit their views to us, so we can shape our plans further.

Middleton Cheney Residents View Plans For New Homes At Catesby’s Public Exhibition – January 2020

Nearly 100 local residents turned out to speak to the Catesby Estates team about their proposed plans for delivering new homes in Middleton Cheney

Local stakeholders were invited along to the Village Hall on Friday 10th January 2020, to view the plans and offer their feedback for proposals on land off Waters Lane.

Feedback included the recognised need for affordable housing, existing school capacity and the impact on local roads and existing residents, as well as valuable insight into what local residents thought on the layout of the proposed development and their ideas for improvements to landscaping and access.

We will be using the feedback received to shape the final plans before submitting our outline planning application to South Northamptonshire Council later this year, after which the Council will then determine the application.

Should the application be approved, we will then work with housebuilders to deliver a range of new homes, with the first homes being ready for occupation 2021.

Middleton Cheney Planning Application Submitted – March 2020

An Outline Planning Application has been submitted to South Northamptonshire District Council for up to 60 new homes including 50% affordable housing.

South Northamptonshire District Council will carry out a formal consultation on the proposals with local residents in due course. We will respond to any comments made during the application determination period. 

New Homes For Middleton Cheney Move Forward Following Planning Appeal By Catesby Estates – April 2021

Catesby Estates is pleased to announce the Planning Appeal submitted for Waters Lane, Middleton Cheney, Northamptonshire has been successful.

The virtual inquiry sat for 8 days earlier this year, with the decision issued this week. 

Catesby had been working on behalf of the landowners to bring forward new homes on the 7.2 acre site.  The proposals included 54 new homes, 50% affordable housing, public open space and off site highways improvements.

An outline application first went before Planning Committee in August 2020 and was refused contrary to officers recommendation to approve.

The appointed Inspector concluded the proposals would deliver significant benefits which outweighed the conflict with the adopted Development Plan and that as sustainable development the appeal should succeed. Importantly the decision reinforces the position that a 5 year supply of housing land is a floor, not a ceiling.

Final Land Sale Of The 2020/2021 Financial Year Completes For Catesby Estates – October 2021

Catesby Estates are pleased to announce the sale of a 7.2 acre residential land site off Waters Lane, Middleton Cheney, Northamptonshire to Mulberry Homes.

The site has outline planning permission for 54 new homes including 50% affordable housing, along with new public open space and off site highways improvements.
