Catesby Estates has been promoting land for residential development through the East Hertfordshire District Council Local Plan Review process.
The site known as Rye Gate is located north of St Margarets Road, Hoddesdon, and is being promoted for release from the Green Belt to meet local housing need. This site is well located with easy access onto both the A10 and A414, and within walking distance of nearby train stations including Stanstead St Margaret and Rye House. This will mean the impact of new housing on existing traffic levels in Hoddesdon and Ware will be minimised.
The site can come forward either as a whole masterplan (with St Margaretsbury Place, South of Station Road, Stanstead St Margarets) or as two separate parcels.
The excellent range of local facilities and public transport connections make this area of East Herts a sustainable location for future development, with a range of key local facilities in the village including Cranbourne Primary and Roselands Primary, Hailey Hall and the John Warner secondary schools, shops, pubs, doctors, and a number of recreational facilities and sports clubs.
It is clear that adequate housing remains unaffordable to many. Our proposals include land for 40% affordable housing, a community park and playing pitches, community allotments and footpath/cycle routes and significant public open space which would be secured in perpetuity.
This site provided an opportunity for delivering affordable, and greener homes in this southern part of the District on the edge of Broxbourne Borough. This is an area where the average house price is more than 1.5 times the national average, forcing many young people to move away from the villages and towns they grew up in in order to find more affordable housing.
The proposals will deliver new energy efficient, low carbon homes with sustainable travel connections, and would be sympathetically designed to be fully integrated alongside existing residential development within Hoddesdon.
East Herts District is a desirable, but expensive place to live with many first time buyers struggling to take their first steps on the housing ladder, and consequently having to relocate out of the village and move away from their families:
