Commercial Development Land Remains In High Demand

Locations that enable smooth integration into existing supply chains are very attractive to commercial businesses.

Being close to suppliers, employees, customers and other key partners can impact operational efficiencies, customer satisfaction and ultimately profitability.

With many businesses now seeking energy efficient buildings and ecofriendly designs, the demand is influenced by:

  • Continued growth in the UK's logistics market driven by factors such as the onward rise of e-commerce, supply chain innovations such as artificial intelligence (AI) and increased demand for efficient distribution networks. According to Logistics UK, the industry generates annual revenues of £1.3 trillion and contributes £185 billion to the UK's Gross Added Value (GVA) performance.
  • The trend of remote and hybrid model working has reduced demand for traditional office space and is fuelling a need for new co-working spaces and flexible office arrangements.
  • Increasing healthcare needs leading to development of new medical facilities and clinics.
  • The combining of retail, office, residential and entertainment spaces providing mixed-use developments and new communities which enhances value and increases footfall.

Location, Location, Location

New and improved road infrastructure and public transport hubs make areas more attractive for commercial development.

Improved accessibility increases land value and demand. Being close to major transport networks such as motorways, ports, rail terminals or airports are big draws especially in the logistics sector.

Reduced transit times and lower fuel costs are not just beneficial for businesses but are also increasingly important as sustainability becomes a key focus in supply chains.

A convenient location near a skilled and available workforce is another critical factor with businesses now requiring a diverse range of skills.  Businesses will favour locations that offer both proximity to talent and good transport links for commuting employees.

What Sets Catesby Estates Apart From Other Commercial Land Promoters?

With over 20 years’ experience and part of the Urban&Civic group of businesses which are owned by the Wellcome Trust, our track record, backing and financial credentials are some of the strongest in the sector.

Our in-house technical team sets us apart from many of our competitors.

Technical constraints need to be considered at all stages of the land promotion process from site acquisition and planning through to the final sale process. This means there is less upfront risk for a future developer who can be confident that our planning applications have fully considered the provision and delivery of site-wide strategic infrastructure.

Our thorough and detailed approach ensures all aspects of the development are rigorously tested, and have value engineered solutions to ensure our future vision for the site can be delivered.

We believe the key to our success is our collaborative approach, and we actively engage with local stakeholders and liaise with relevant statutory bodies including obtaining grant assistance where required to unlock future delivery.

Options For Landowners

Catesby Estates work with landowners using a range of solutions to meet their needs:

Promotion Agreement

Catesby Estates uses its resources to fund the strategic promotion of the land through the planning process.  No money is spent by the landowner throughout the process, with Catesby Estates covering all the costs involved in obtaining planning permission.

Once planning permission has been achieved the site is then sold for the highest possible return. You still own the land, and during the promotion process you are free to continue farming or working the land as you wish.

Freehold Purchase

For landowners wishing to dispose of land quickly, an outright purchase of the land can be agreed with Catesby Estates.

This can be with an overage in favour of the landowner to capture the uplift in value when a planning consent has been obtained.

Option Agreement

In return for a non-refundable sum of money, Catesby Estates would have a option to purchase the land at some point in the future.  This is known as a “option period”.

What Are The Advantages Of A Commercial Land Promotion Agreement For A Landowner?

Catesby Estates are committed to helping landowners maximise the value of their land

The advantages of a promotion agreement and working with a land promoter:

  • A promotion agreement enables you to retain control over your land throughout the promotion, marketing and sales process
  • You still own the land, and during the promotion process you are free to continue farming or working the land as you wish
  • There is a common interest to achieve the highest deliverable price. This is unlike an option agreement, commonly used by a developer or end user, which is a legally binding agreement to purchase the land in the future
  • No money is spent by the landowner throughout the process, with Catesby Estates covering all the costs involved in obtaining planning permission
  • The risk in achieving planning permission is on Catesby Estates as your selected land promotion partner
